Baseline documentation
A photographic and written record of a property's condition at the start of a vacancy, used as the reference point for everything observed later.
The reason it matters: four months later, nobody can reliably say what was already like that. Without a baseline, every observation is ambiguous.
Particularly valuable for estate properties, insurance situations, rental turnovers and any property changing hands.
