Information on this site is general
The guides, checklists, risk pages, calendar and glossary are general information about vacant property. They are not advice about your property, your policy or your situation. Buildings differ, and nothing here substitutes for a qualified professional looking at yours.
What the services are
VacantHomes.ca provides property-care and monitoring services: scheduled physical attendance at a property, visual observation of readily accessible areas, completion of an agreed checklist, photographic documentation, written reporting, non-trade household tasks, and coordination of third-party services with the owner’s authorisation.
What the services are not
- Not a home inspection. Routine visits are observational, follow no inspection standard of practice, and involve no dismantling, testing or access to concealed areas. Professional inspections are performed by qualified independent inspectors under separate engagement.
- Not insurance services. This business is not an insurer, broker, agent or adjuster, provides no insurance advice, and makes no representation that any service or visit frequency satisfies any policy condition, or that any documentation will be accepted by any insurer for any purpose.
- Not a security service. This is not a patrol service, guarding service, alarm monitoring service or emergency response service. Attendance is scheduled and no specific response time is guaranteed.
- Not licensed trade work. No plumbing, gasfitting, electrical, HVAC or refrigeration work is performed. Such work is performed by appropriately licensed contractors.
- Not property management. No advertising of rentals, tenant showings, screening, lease negotiation, rent collection or deposit handling, and no activity requiring a property management licence under the Alberta Real Estate Act.
- Not real estate services. No opinions on value, condition for the purposes of a transaction, marketing or offers.
- Not legal, tax, estate, engineering or environmental advice.

Limits of observation
A visit records what was observable, by a person, at the time they were present, in areas that were readily accessible. It cannot detect concealed conditions, anything inside walls, floors, ceilings or closed systems, or anything that occurs between visits. No visit schedule prevents damage; it shortens the time before damage is discovered.
Third-party contractors
Where work is coordinated with a licensed contractor, that contractor is engaged by or on behalf of the property owner. VacantHomes.ca does not perform, supervise, assess or warrant that work. Attendance at an appointment is physical access and a record of attendance — not supervision, inspection, verification or approval of any work performed.
Authorisation and expenditure
No expenditure is incurred and no contractor engaged without the owner’s authorisation, whether specific or under a standing limit agreed in writing in advance. A standing limit covers urgent protective work only — steps taken to prevent damage worsening — and does not extend to elective repairs or improvements.
Emergencies
Fire, gas odour, medical emergencies and crimes in progress are matters for emergency services. Call 911. This service is not an emergency service and does not substitute for one.

Access and security
Property owners are responsible for providing lawful authority for access, for ensuring any co-owner, condominium corporation or other party whose consent is required has given it, and for notifying any alarm monitoring provider of the arrangement.
Enquiries are not bookings
Submitting a form on this site is an enquiry. No service is engaged, scheduled or charged until a written quote has been provided and accepted and onboarding is complete.
Service agreement
These website terms govern use of the site and submission of an enquiry. Any actual property-care engagement is governed by a separate written quote and services agreement. That agreement sets the property-specific scope, visit schedule, fees, access method, authorisation limits, cancellation terms and other responsibilities.
