Access
How keys and codes are handled
Keys
- Held under recorded custody — who has it, when it was issued, when returned
- Never labelled with an address
- Never left at the property, under anything, in any circumstance
- Returned or securely destroyed when an engagement ends
Alarm and lock codes
- Held separately from ordinary property information
- Released only to the person attending a specific visit
- Never printed in reports, notifications or general records
- Time-limited or single-use smart-lock codes preferred over a shared permanent code
- A listing lockbox code is never reused for property-care access
Every entry is logged
- Who attended
- When they arrived and when they left
- Why they were there
- How the property was left
- The log is part of your property record and available to you
Contractors
- Attend only for a specific arranged appointment
- A representative is present for access
- Arrival and departure logged the same way
- Given only the information needed for the job — not your travel dates, not your contact details beyond what is necessary
Claims
What to ask before you hand over a key
This company does not yet publish any of these claims, because publishing one before it is true and evidenced is the single most common dishonesty in this industry. Ask every provider you consider — including us — for the documents.
Commercial general liability insurance in force
Ask for a certificate of insurance naming the insurer, the limits and the expiry date.
Bonding in force
Ask what the bond covers, for how much, and who the obligee is.
Police information checks on file for everyone who attends
Ask when they were obtained, how often they are refreshed, and whether they cover contractors as well as employees.
Identity verification process for attending staff
Ask what is actually verified and by whom.
Arrival and departure timestamped on every visit
Ask to see a sample report showing the times.
Identifiable staff and vehicles
Ask how a neighbour would know who is at the property.
A word about this industry
“Fully insured and bonded” is on almost every home-watch website in Canada.
It costs nothing to type and it is rarely questioned. Neither is “background checked”, “fully vetted” or “trusted since 2009”. Before you give anyone a key to an empty house, ask for the certificate of insurance, ask what specifically was checked and when, and ask who — by name — will actually be attending.
A company that cannot produce those documents in an afternoon should not be holding your keys. That applies to us as much as to anyone else.
On “our team”
You will notice this site does not talk about “our team of trained professionals”. That is deliberate. Until the delivery model is settled and documented, the copy describes what the service does rather than implying a headcount that may not exist. A customer who discovers the real answer at the door has discovered it at the worst possible moment.
