A vacant property in Calgary faces four genuinely different risk profiles across the year, and a monitoring plan that ignores that is just a person walking through a house on a schedule. Seasonal care changes what gets looked at, and what gets done, according to what the calendar is actually doing.

Winter is heat and water: interior temperature, furnace operation, freeze risk at exterior walls and unheated spaces, snow and ice on walks, roof and gutter observations, and the freeze-thaw swings that come with a chinook. Spring is drainage: meltwater at grade, sump area, basement observations, downspout discharge, and the first look at whatever winter did to the yard.

Summer is storms and growth: hail and wind checks, lawn and irrigation, watering, and post-storm documentation. Fall is preparation: exterior faucets and irrigation blowout coordination, gutter cleaning coordination, leaf clearing, heating verification before the first hard cold, and a winter-readiness pass.
