Everything that fell as snow since November has to go somewhere, and some of it will try to go into your basement.
Spring in Calgary is a drainage problem wearing a nice coat. Rapid melt over still-frozen ground sends water across the surface rather than into it, and a vacant house has nobody to notice that the low corner of the yard is now pointed at the window well.
Visits focus on where water is going: grade and pooling around the foundation, window wells, downspout extensions and discharge points, driveway and walkway drainage, and any ice dam still shedding. Inside, the sump area gets a visual check where one exists, and basement floors, corners and stored items get looked at for the early evidence of moisture that shows up before an actual leak does.
The rest is recovery: what winter did to the lawn, trees and shrubs; branch damage from snow load; fence and gate condition; and coordination of spring cleanup and irrigation start-up when you want them.
