The two things that quietly destroy an empty house — water and cold — are both invisible from the street.
Water and heat are the reason interior checks exist. Almost everything that turns a manageable vacancy into a five-figure claim starts inside: a supply line to a laundry box, a toilet fill valve that will not seat, a hot water tank at the end of its life, a furnace that locks out on a Tuesday in January and is not discovered until March.
The interior check walks accessible areas and records a temperature reading, evidence of water or damp at the places water shows up first, whether heating appears to be running, unusual odours, condition of accessible fixtures, and anything out of place. In a Calgary winter the temperature reading alone is the highest-value data point on the whole visit, because it is the one number that tells you whether the building envelope is still doing its job.
Basements and mechanical rooms get particular attention: sump area, water heater, furnace, visible supply lines, floor drains, and the corners where a slow leak pools before it reaches anywhere you would notice.
Everything here is observational. An attendant records that a furnace is not producing heat; a licensed HVAC technician determines why. That handoff is the service working correctly, not a limitation of it.
