Investment properties go vacant for entirely ordinary reasons — between tenants, during renovation, while a deal completes, or because the property is a land hold with no near-term use. What makes them different from an owner-occupied vacancy is that the owner frequently has no personal relationship with the property, no neighbours who would call, and often no reason to be in the city at all.
That combination produces the worst discovery times in vacant property. A renovation stalled six weeks ago and nobody noticed. A squatter occupied a boarded property. A basement flooded in the spring melt and was found in July. Copper was stripped from a vacant unit. None of these are exotic; all of them are consequences of nobody looking.
Renovation and land-hold properties deserve particular attention because they are often uninsurable on standard terms, may have utilities disconnected, and are visibly unoccupied — which makes them a target rather than merely a risk.
For multiple properties, the value is consistency: one visit standard, one reporting format, one record per property, and a portfolio view showing which properties are current and which are overdue.
What actually goes wrong
Nobody would notice
No neighbours who know you, no reason to be in the city, no automatic discovery of anything. Scheduled visits are the entire detection mechanism.
Unauthorised occupancy
Visibly empty properties, particularly boarded or land-hold ones, attract entry. Early detection changes what it costs to resolve.
Stalled renovations
Work that stops without notice on a property nobody visits can idle for months before it registers.
Coverage on vacant and renovation property
Standard homeowner policies frequently do not respond to vacant or under-renovation properties. This is a conversation to have with a broker specifically.
