A 1912 house in Mount Royal and a 2024 build in Mahogany are both vacant properties. What can go wrong in each has almost nothing in common.
Original infrastructure
Clay tile sewer lines under mature boulevard elms, mixed-era plumbing, shallower basements and original windows producing pronounced cold spots. A sewer scope is the single highest-value assessment available.
The poly-B window
Polybutylene supply piping was installed widely across Alberta in this period. It fails at fittings, without warning, and insurers treat it differently. Worth identifying before an extended vacancy.
New and untested
Modern plumbing and better envelopes, but systems that have never run a full heating season, unsettled grading, construction moisture still leaving the building, and finished basements that make any water event expensive.
