The gap

There is a real gap between “my neighbour has a key” and a property management company. On one side, an arrangement with no schedule, no record and no obligation — and a neighbour who feels terrible when something goes wrong. On the other, a regulated service built for managing tenancies, which is not what an empty house needs.

What sits in between is unglamorous and specific: somebody attends on a defined cadence, works a checklist built for that building, writes down what they saw, photographs it, and tells you. Then, when something needs doing, the right licensed person gets there and it is documented.

What the product actually is

Two things, and everything else follows from them. The first is a schedule, because damage in an empty house is a function of time rather than of the original fault. The second is a record, because “it looked fine” is not something you can compare, forward to an executor, hand to a buyer, or check against last month.

What it is not

Not a home inspection company. Not an insurer, broker or adjuster. Not a security or alarm monitoring company. Not a licensed contractor. Not a property management company. Those are all separate things with their own credentials, and this business holds none of them.

That matters more here than in most industries, because the customer is not present to check. Somebody in Arizona reading a report has to take it on trust — which is exactly why the boundaries are published rather than buried. The full list is here.

Why this site says so little about itself

You will notice an absence of team photographs, founder stories, and phrases like “trusted by hundreds of Calgary homeowners”. Every factual claim about this company on this site is gated in the code and appears only when it is true and evidenced — insurance, background checks, identity verification, the lot.

An unconfigured build says what does not exist yet. That is a deliberate design decision, and the trust page explains exactly how it works.

Where it operates

Direct services cover Greater Calgary only — Calgary and the surrounding communities within reasonable reach. VacantHomes.ca is a national domain and there is genuine search demand for vacant-property information across Canada, so that information is published freely. What is not published is any suggestion that somebody will drive to a property we cannot reach.
