VacantHomes.ca is not a home inspection company and holds no inspection certification. Every service on this page is performed by a qualified, independent third party working to their own standard of practice, with their own scope, limitations, insurance and report.

What we do is coordinate: arrange the engagement, attend for access on a property nobody is living in, confirm it happened, and attach the report to your property record — then convert the findings into monitoring items on your recurring checklist. That last part is the bit a standalone inspection cannot give you.

Why this pairs well with monitoring

An inspection sets the agenda. The visits watch the items on it.

An inspector notes minor staining below a basement window. On its own that is a line in a report you file and forget. Converted into a monitoring item, that location becomes a photographed checkpoint on every subsequent visit — so if it changes over a six-month vacancy, you know.

That continuity between a one-time professional assessment and ongoing observation is the thing neither service provides by itself.

Worth doing before a long vacancy

  • Any property built before 1970 — original sewer line and mixed-era plumbing
  • Anything built 1985–1997, for poly-B plumbing
  • A hot water tank you cannot date
