Sewer backup
Older Calgary sewer lines under mature trees, plus heavy melt or rain, is a well-established combination.
What happens
Inner-city Calgary homes frequently sit on original clay tile sewer lines, often eighty years old or more, with mature boulevard trees planted directly above them. Roots find joints, enter, and grow, progressively restricting flow.
A partly restricted line functions adequately under normal use and fails under load — heavy rain, rapid melt, or municipal system surcharge.
Backwater valves prevent municipal backflow into a property, but they are not universal in older homes and require maintenance to work.
A backup in a vacant property discharges into the lowest level and continues until someone finds it. Sewage contamination requires professional remediation, and the affected materials generally cannot be salvaged.
Why vacancy makes this worse
A backup produces contaminated water rather than clean water, so time to discovery drives both the extent of damage and the cost and complexity of remediation.

- Slow drainage at multiple fixtures
- Gurgling from drains or toilets
- Water backing up at floor drains or lowest fixtures
- Sewage odour in the basement
- Recurring blockages
- Mature trees directly over the sewer line route
Reducing the risk
- Have a sewer scope performed on any older property, particularly pre-1970 with mature boulevard trees.
- Confirm whether the property has a backwater valve and whether it has been maintained.
- Address root intrusion before it becomes a blockage rather than after.
- Confirm sewer backup coverage with your broker — it is typically a separate endorsement.
