What happens

Properties are usually selected on visible cues rather than intelligence. Accumulated mail and flyers, an uncleared walk after a snowfall, unchanging lights, no vehicle, closed blinds for weeks, and untended grass all read the same way.

Vacant properties also attract non-burglary entry: unauthorised occupancy, copper and fixture theft in properties known to be empty long-term, and use of outbuildings.

The damage from entry into a vacant property frequently exceeds the value taken, because doors and windows are forced and then left open — to weather, to animals, and to anyone else.

Insurance is the sharper edge here. Many policies restrict or exclude vandalism and theft coverage once a property has been vacant beyond a defined period, so the loss may not respond the way an owner assumes.

Why vacancy makes this worse

Entry into an occupied home is discovered immediately. Entry into a vacant home may be discovered weeks later, by which point weather has been entering through the same opening for the entire interval.

What a visit can observe

  • Damage at door frames, locks or strike plates
  • Broken, cracked or removed glazing
  • Open or unlatched windows and doors
  • Footprints, tyre marks or disturbance in snow or soft ground
  • Displaced items, disturbed storage or missing fixtures
  • Evidence of occupancy — bedding, food waste, cigarette ends
  • Tampered or disconnected exterior lighting

Reducing the risk

  • Remove the visible cues: mail collected, flyers cleared, walks cleared, grass cut, bins moved on schedule.
  • Use varied lighting timers rather than a single lamp on a fixed cycle.
  • Arrange visits at irregular times rather than the same hour every week.
  • Ensure exterior lighting is functional before departure.
  • Confirm with your broker how vandalism and theft coverage responds to extended vacancy.
  • Treat keys and access codes under strict custody — do not leave a key outside, ever.
