Exterior Property Check
You need to know the outside of the house still looks lived-in and nothing has hit it.
The exterior is where most evidence of a problem appears first, and it is the part of a vacant property that broadcasts vacancy to everyone who drives past. Accumulated flyers, an uncleared walk, a garage door left partly open, a full mailbox, dark windows on a timer that stopped — each of these is both a maintenance issue and a signal.
An exterior check walks the accessible perimeter at ground level and records what is there. It is deliberately bounded: no ladders, no roof, no climbing. Roof observations are made from the ground and described as such, because a roof concern seen from a driveway is a reason to send a roofer, not a conclusion about the roof.
For Calgary properties the exterior check carries most of the seasonal load — hail impact on siding and screens after a summer storm cell, ice damming and downspout discharge in a chinook thaw, snow load on flat and low-slope sections, and spring meltwater running the wrong way at grade.
