Thermal imaging identifies temperature differences across surfaces, which can indicate moisture behind finishes, missing or settled insulation, air leakage at the envelope, and in some cases problems with in-floor heating or electrical equipment.
It is an adjunct to a professional inspection rather than a standalone answer. Thermal anomalies indicate that something is worth investigating; they do not by themselves confirm what it is. Interpretation requires training, and the results depend heavily on conditions — a meaningful scan needs a temperature differential across the envelope, which in Calgary means winter.
