Between Tenants
The unit is empty between tenants and it still needs to be looked after.
A turnover vacancy is short but risky: the property is empty, often mid-repair, sometimes with trades coming and going, and frequently with the owner in another city. The physical care of the building during that window is real work, and it is separate from anything to do with tenancy.
Services during a turnover: move-out condition documentation with photographs and video, monitoring visits through the vacant period, cleaning and junk removal coordination, non-trade small tasks such as filters, bulbs and smoke alarm batteries, lawn and snow, contractor access for repairs, professional inspection where wanted, and a pre-occupancy visual walkthrough before the next tenant takes possession.
What this deliberately excludes is everything that constitutes property management. No advertising the rental, no showing to prospective tenants, no tenant selection or screening, no lease negotiation, no rent collection, no security deposit handling, and no dealing with tenants on your behalf. Those activities are regulated in Alberta and require the appropriate licensing. This service is physical property care during a vacancy, full stop.

Do you manage rental properties?
No, and this is a firm boundary rather than a service gap.
In Alberta, activities such as advertising a rental, showing it to prospective tenants, screening and selecting them, negotiating leases, collecting rent and holding security deposits are regulated under the Real Estate Act and require appropriate licensing. VacantHomes does none of those things.
