Summer brings the two things that make a vacant property look abandoned fastest — grass that has stopped being mown and a storm nobody responded to. It is also the season with the highest chance of sudden, expensive, weather-driven damage.

Storm work is reactive and fast: a check booked after a cell passes near the property, documenting hail impact, wind damage, downed branches, displaced outdoor items, and anything that has come loose. Documentation made within a day or two of an event is far more useful than the same photographs taken a month later.

The maintenance side is ongoing: lawn care coordination on a schedule, irrigation observation, container and garden watering, and keeping the property's presentation consistent with a street where everyone else is home.
