Vacant Home Health Check

The health check is the most thorough non-professional visit offered, and it exists to establish a starting point. It covers exterior, interior, mechanical areas, plumbing observations, water and heating arrangements, security, weather exposure, landscaping, mail and deliveries, access arrangements, emergency contacts and any concerns you already know about.

The output is a written report plus a complete photographic baseline. More usefully, it produces the monitoring list: the specific things about this property that should be looked at on every subsequent visit. A slow drip under a basement sink, a window well that holds water, a section of fence leaning after last winter, a hot water tank with a manufacture date in 2009 — each becomes a recurring checklist item rather than something rediscovered in April.

To be explicit, because the distinction matters: this is a structured observational assessment by a trained attendant. It is not a home inspection, does not follow an inspection standard of practice, and does not substitute for one. Where a property warrants professional assessment before a long vacancy, that is a separate service performed by a qualified independent inspector.
