Standing authorisation
A written instruction from a property owner permitting urgent protective work up to a stated amount without seeking approval at the time.
Exists so that a leak found at 2 AM can be stopped rather than waiting for an email reply across time zones.
Covers urgent protective work only — stopping damage getting worse. Elective repairs and improvements always return to the owner for a decision.
