Second homes & seasonal

Shut down in October, opened again in May.

A property designed to be empty for half the year — where the shutdown itself is the thing that has to be done right.

Typical duration

Six months, annually

Predictable and seasonal

Contactable?

Yes

Dominant risk

A faulty shutdown, then weather and wildlife

A seasonal property closed for winter is the one case where full shutdown is the correct answer rather than a compromise. Water drained, heat off or minimal, everything winterised deliberately.

That makes the closing procedure the critical event of the year. A system drained properly will sit through six months of Alberta winter without complaint. One drained badly cracks a manifold in November and nobody finds out until May.

Monitoring shifts accordingly. Freeze is largely designed out; what remains is weather damage, snow load, wildlife, and unauthorised entry at a property everyone knows is empty until spring.

What makes this different

Every situation on this site is empty for a reason. These are the things specific to this one.

Deliberate full shutdown

Unlike almost every other reason here, the property is meant to be unheated and drained.

The closing procedure is the whole game

Get it right and the winter is uneventful. Get it wrong and the damage is already done by November.

The risk profile inverts

Freeze recedes; weather, wildlife and entry take over.

What typically goes wrong

  • A shutdown done badly, with the damage invisible until spring
  • Snow load and storm damage with nobody attending for months
  • Wildlife entry into a cold, quiet, undisturbed building
  • A property known locally to be empty until May
