Whether you left a house behind or bought one before arriving, the gap needs someone physically here.

Relocation produces vacancy in both directions and neither is comfortable. You have taken a role in Toronto and the Calgary house is empty until it sells. Or you are moving to Calgary in three months and have already bought a property you are not living in yet.

The outbound version is a vacant listing with the added difficulty that you are now in a different time zone, often in a new job with no flexibility, trying to coordinate showings, maintenance and a sale remotely.

The inbound version is more interesting because it is mostly logistics. The house needs cleaning before furniture arrives, an internet install with a four-hour window, deliveries received, locks changed, filters and bulbs replaced, thermostat and devices set up, utilities confirmed, and any inspection follow-up work completed — all before you land. Every one of those needs a person at the address on a weekday.

Corporate relocations have the same shape with a third party involved, and the physical attendance piece is usually the gap in the package.
