A vacant listing degrades in ways that cost real money at the negotiating table. Temperature drifts. Odours develop in unused traps. Flyers pile up at the door. Lights that were staged on timers stop. Blinds sit wrong. A spider decides the front entry is available. Buyers read every one of these as neglect, and they read neglect as leverage.

A listing check walks the property against a presentation checklist: temperature, visible water concerns, doors and windows, exterior condition, interior condition and odour, accumulated mail and flyers, garbage, lighting, blinds, and anything obviously out of place. Snow and lawn get verified against whatever schedule is in place.

Before an important showing, the visit becomes a reset: lights on, blinds set, temperature comfortable, feature sheets restocked if the agent supplies them, entry clear, and a photograph sent so the agent knows the property is ready before they drive over.

One boundary worth stating plainly, because it protects everyone: this service does not involve giving opinions on price, condition or marketing, and it does not put VacantHomes between a Realtor and their client. The Realtor runs the listing. This is property care underneath it.

Do you work with Realtors?

Yes, and the relationship is deliberately structured not to interfere.

Agents with vacant listings end up doing property care informally — driving out after a storm, turning the heat back up after a showing, clearing flyers before photography. None of it is their job, all of it affects the listing, and none of it is billable.

Where we are engaged, the seller is the customer. The agent markets and sells the property; the physical care of the asset sits with a service engaged for that purpose.

What we will not do: give opinions on price, condition or marketing, show the property, speak to buyers, or solicit your clients for real estate services. Ever. Those boundaries are published on the Realtors page rather than buried in terms.
