A turnover vacancy is short and intense. The unit is empty, usually mid-repair, with cleaners and trades coming and going, and a re-let date pulling everything forward.

The documentation matters more here than in any other short vacancy. Deposit disputes turn on evidence, and evidence created at move-out and again before move-in resolves most of them before they start.

What this is not is property management. Advertising, showings, screening, lease negotiation, rent and deposits are regulated activities in Alberta requiring appropriate licensing, and none of them happen here.
