Separation frequently empties a house before anybody has decided what happens to it. Both parties move out, the property sits pending a settlement or a sale, and neither person wants to be the one paying for it or dealing with it.
The distinguishing feature is that there are two principals with potentially opposed interests. Instructions can conflict. Authorisation from one may not be authorisation from both. That has to be handled carefully and neutrally rather than by taking whoever called first at their word.
